Phase 1: Explore and define
Understand the project, test the possibilities and agree a clear design direction before progressing further.

Initial telephone consultation
A free 15-minute, no-obligation call to discuss your ideas, answer initial questions and establish whether the project is a good fit. You will leave with a clearer understanding of the route forward.

Design consultation and project brief
A focused discussion about the site, your priorities, budget and programme. The brief is clarified before any design work begins, followed by a written proposal setting out the recommended scope, fee and next step.

Measured survey and existing drawings
The property is accurately measured and recorded so the design is based on reliable information. You will receive a coordinated set of existing plans and drawings that can support the next design stage.

Design review and preferred option
The options are reviewed against your brief, budget and planning context. Feedback is incorporated into a preferred design that is ready to move into planning and technical development.

Concept design, layouts and 3D visuals
A series of considered options explores how the project could work, using plans and 3D views where they add clarity. The aim is to compare ideas early and identify a strong direction before more detailed work begins.
Phase 2: Planning and technical development
Once the direction is agreed, the design is prepared for planning and developed into the information needed for pricing and construction.

Planning submission
The planning application is prepared, coordinated and submitted with the required drawings and supporting information, then managed through validation. Approval cannot be guaranteed, though Initial Designs has maintained a 98% planning success rate since 2013, with only one refusal.

Technical information and construction support
Working drawings, specifications, schedules and tender information can be developed for pricing and construction. Trusted specialists are coordinated where needed, and on-site design advice can be agreed. Full project management sits outside the service.
